SmartMatch™ Free Renovation Pilot Program

Sell As-Is. Buy Move-In Ready. A smarter way to buy and sell.

Greater Toronto Area · Single-Family Homes & Condos $900K–$2M+ · Exclusive Network Model

We prepared this report to show how our SmartMatch™ model is grounded in real data, real economics, and real benefits for both sellers and buyers.

Overview

1. Executive Summary

Renovations in the GTA have become more expensive, slower, and far more stressful — yet the way the market handles them hasn't changed. Buyers still end up renovating after closing, and sellers still feel pressure to renovate before listing, even though the results are unpredictable.

Buyers want move-in-ready homes, but the nicer homes are often out of their price range. They settle for dated homes they can afford, then face months of renovation bills, delays, and disruption. Sellers want to sell as-is, but the market punishes them with discounts — and many feel pushed to spend money on upgrades that may not matter to the eventual buyer.

The real problem is timing. Renovation money is already being spent — just at the wrong stage and without any coordination. Sellers guess what buyers might want. Buyers renovate alone after closing. Both sides take on risk, waste time, and deal with unnecessary stress.

Our idea is simple: Instead of two separate renovations — one before the sale and one after — what if there was one coordinated renovation done before closing, based on what the actual buyer wants

That's what SmartMatch™ is built to test. We match sellers and buyers through an exclusive network and help them agree on a clear renovation plan before closing. This way, the work is done once, at the right time, and aligned with the real buyer's preferences.

During our GTA pilot, we take it even further: SmartMatch™ covers up to $20,000 of targeted pre-closing upgrades, at no cost to either side, so we can see how this model performs in real transactions.

This report shows that:
 - Dated homes usually sell for less because buyers factor in the cost and stress of renovating.
 - Homes that look updated tend to sell faster and often at stronger prices because the risk is removed.
 - Buyers want affordable homes that are move-in-ready — but those options are rare.
 - Sellers want to avoid spending thousands on renovations that might not pay off.

SmartMatch™ brings both sides together and helps solve these problems. Sell as-is. Buy move-in-ready. A smarter way to buy and sell in the GTA.

Market Inefficiency

2. How Traditional Renovations Fail Sellers and Buyers

In the traditional system, renovation risk and cost are split in ways that make little sense:

 - Sellers are told to invest heavily in renovations before listing, hoping that unknown buyers like their choices.
 - Buyers who purchase dated homes are effectively signing up for a second, separate project: planning and managing renovations after closing.

2.1 Seller Side: Over-Renovation & Value Leakage

Typical Cost Recovery

Most sellers don't get every dollar back.

Multiple reports suggest pre-sale renovations often recover only about 70–85% of their cost on resale, depending on the scope and market.

Common Pre-Sale Spend

Big checks before any buyer is known.

Sellers frequently invest $30K–$60K+ into upgrades like kitchens, bathrooms, flooring, lighting, and paint before listing.

We consistently see three risks for sellers:

 - Scope mismatch: Projects that don't align with buyer preferences or neighbourhood price ceilings.
 - Personalization risk: Bold or ultra-trendy finishes that actually shrink the buyer pool.
 - Under-recovery: Even smart projects often recoup less than the full cost once the home sells.

2.2 Buyer Side: Budget Overruns, Stress & Time Loss

Budget Overruns

Most homeowners underestimate reno costs.

Various surveys show roughly 65% of renovating homeowners go over budget, often by 10–30% or more.

Average Spend

Renovations cost more than before.

Average renovation spending has climbed into the $19K+ range, roughly double for many categories compared to the pre-2019 era.

Timeline Reality

Life in a construction zone.

Meaningful renovation projects often take 3–6 months, with families living through dust, noise, and ongoing disruption.

Renovation Pain Index:
• 3–6 months of living in dust and noise after closing.
• Scope creep as "just paint" turns into floors, trim, lighting, and more.
• Decision fatigue while juggling work, family, and contractor decisions.
• Timeline risk affecting move-in dates, temporary housing, and carrying costs.

GTA Context & Methodology

3. GTA Market Reality & How We Built This Report

We focus our pilot on the GTA because it combines high property values, strong demand for move-in-ready homes, and renovation budgets that can meaningfully change outcomes.

3.1 Renovated vs. Dated: Price & Timeline

Renovated Premium

A modest but real uplift.

Renovated homes often sell for a single-digit premium — around 4% above comparable dated properties, depending on condition and location.

Dated-Home Discount

Buyers price in work and risk.

Dated homes commonly sell at a discount of roughly 5–10% versus similar updated homes, reflecting the perceived cost, risk, and inconvenience of renovation.

Days on Market

Time on market is longer.

Dated homes usually sit longer, attract fewer offers, and experience deeper negotiations than updated homes, increasing stress and carrying costs.

The space between the modest renovated premium and the deeper "dated discount" is where our SmartMatch™ model is designed to operate.

3.2 Our Methodology & Sources

To build this report, we combined:
 - GTA listing and sales data (prices, days on market, renovated vs. dated performance).
 - National renovation surveys and Canadian bank polls on budgets and overruns.
 - Renovation cost and ROI analyses for kitchens, bathrooms, and cosmetic upgrades.
 - Research on price gaps between renovated and non-renovated homes.
 - Policy changes such as insured mortgage cap increases and amortization extensions.

Our goal is not to provide a precise forecast for any one property, but to anchor the SmartMatch™ model in observable trends and independent data. All numbers are approximate and depend on neighbourhood, timing, and property condition.

Economic Logic

4. What Makes SmartMatch™ Work: The Exclusive Network

The dated-home market in the GTA is flooded. Thousands of older homes are listed at any given time. For buyers who cannot afford move-in-ready, premium-priced homes, there's a HUGE choice. Your dated home is just one of thousands. And unless it shows exceptionally well, it becomes almost invisible.

Buyers don't have to negotiate with you. They can shop around and find another dated home — cheaper, or in better condition, or better presented. You're forced to discount just to compete for attention.

4.1 Why Exclusivity Works

In SmartMatch™'s exclusive network:
 - Your home is NOT one of thousands. It's matched directly with a qualified buyer — not lost in a sea of similar listings they're scrolling through.
 - The buyer is NOT shopping around. They're matched with you specifically because alignment exists.
 - Your home is VISIBLE and RELEVANT to them. You co-design the renovations together, so it appeals directly to them — not competing for attention among thousands of others.
 - The buyer can't just "shop the next dated home." There's no "next option" — there's alignment, pre-agreed scope, and a clear path forward.
 - No discount pressure. When you're not invisible in a crowd of thousands, you don't have to slash your price to get noticed.

This is what we're testing: Does removing your home from the "one of thousands" trap actually eliminate the discount pressure that forces sellers to compete on price?

Value Proposition

5. Get Paid Like It's Renovated

What does "Get Paid Like It's Renovated" actually mean? It means: You avoid the discount that exists in open-market dated homes, because you're not selling in an open market.

5.1 How the Discount Works (And How We Remove It)

In a traditional sale:

 - Buyer sees dated condition.
 - Buyer thinks: "This home needs $20K–$40K work, 3–6 months of disruption, and risk of overruns."
 - Buyer subtracts 8–10% from the asking price.
 - Seller loses $96K–$120K on a $1.2M home.

In SmartMatch™'s exclusive network:
 - Buyer doesn't see "dated home I have to manage."
 - Buyer sees "I designed the finishes, they're being done before I move in."
 - Buyer's renovation risk is zero (scope is pre-agreed, funding is covered).
 - Buyer has no reason to demand a discount.
 - Seller achieves fair market value because the thing buyers discount (renovation burden) is gone.

"Get paid like it's renovated" means: Get paid fairly, because you sold to someone who doesn't need to discount you.

The exclusive network is how that works.

Program Details

7. Zero Renovation Cost (That's a Real Promise)

During our pilot, we fund targeted pre-closing renovations:

 - Base commitment: Up to $20,000 per transaction
 - Property-dependent: Budget can be negotiated based on home value and scope (up to approximately 2% of property sale price)
 - Seller cost: $0 upfront, $0 at closing
 - Buyer cost: $0 for renovations funded by SmartMatch™
 - Timing: Work is completed before closing or shortly after, depending on your agreed timeline and logistics

7.1 Where the Money Goes

Kitchen Updates

High visibility, high impact.

Cabinet refacing, counters, backsplash, hardware, and lighting can dramatically change how a home feels in photos and in person.

Bathroom Refresh

Small areas, big perception shift.

Modern tile, fixtures, vanities, and lighting consistently rank among the best value-add projects.

Cosmetic Upgrades

Best ROI per dollar.

Paint, flooring, trim, and lighting can transform first impressions at relatively modest cost.

Neutral, Widely Appealing Design

Helps most buyers see themselves.

Clean, neutral aesthetic reduces risk that design choices will limit the buyer pool or need redoing.

Upgrades That Matter Most

Focused on what buyers actually want.

Buyers may choose the improvements that matter most so the home feels clean and move-in-ready — based on mutual agreement. Work can be done before or just after closing.

Staged Renovation Plan

Move-in ready now. More options later.

If you want more renovations later, SmartMatch™ can help plan them in stages — move-in work first, the rest after. The SmartMatch™ credit (up to $20K) can be used toward that first stage of the staged renovation plan.

This commitment is how we align interests and gather real data on whether coordinated renovation actually works.

Research Foundation

8. Independent Research & Evidence

Our SmartMatch™ model is grounded in multiple independent data sources. While no single dataset tells the whole story, together they paint a consistent picture:

 - Renovated homes tend to sell faster and at a modest premium.
 - Dated homes tend to sell slower and at a noticeable discount.
 - Renovation costs have risen, and budget overruns are common.
 - Buyers prefer move-in-ready but affordability forces dated home purchases.

We use these patterns as a framework to design our pilot, not as a promise of specific outcomes. Individual results will always vary by property, micro-market, and timing.

Pilot Design

9. Free Renovation Pilot: Limited Cohort, Real Data

To test SmartMatch™ in the real world, we are running a limited Free Renovation Pilot for qualified sellers and buyers in the GTA.

9.1 Pilot Scope
 - 5 sellers (homes $900K–$2M+, structurally sound, cosmetically dated)
 - 5 buyers (pre-approved, willing to participate in pre-closing renovation coordination)

9.2 What We're Testing

Through this pilot, we want to:
• Show whether an exclusive, matched network actually reduces the discount pressure that comes from competing with thousands of other dated homes.
• Demonstrate whether coordinated, pre-closing renovation removes the buyer's need to demand a dated-home discount.
• Collect real transaction data to refine, improve, and scale the SmartMatch™ model responsibly.

9.3 Pilot Benefits

For Sellers:
• Zero renovation cost upfront
• Matched with qualified buyers (not competing with thousands)
• Fair market value (without the dated discount)
• Faster sale (no days lost to indecision or negotiation friction)
• Clear renovation scope, agreed upfront

For Buyers:
• Move into a move-in-ready home at a price you can actually afford
• Zero renovation cost (SmartMatch™ covers it)
• No disruption after closing
• Clear budget, clear timeline, clear outcome
• Shape the improvements that matter most to you
